Pick Up On South Street radio promo 78

This is a 10" 78 with 3 radio spots on it for the Samuel Fuller film 
noir classic "Pick Up on South Street", starring Richard Widmark. It has 
3 tracks on it,  a 60 second spot, a 30 second spot, and a 20 second 
spot. This was distributed to radio stations when the movie came out in 
1953. This is a never been played stock MINT copy. This record is 
one-sided. The spot itself is great, playing up the "B-Girl" angle, sex 
sells I guess...  Although the "red menace" spy angle is pushed as "Not 
since House on 92nd Street has there been a movie like this!"

Wait a minnit... if it has never been played how does he know what's on it?
And if it has been played it's no longer mint, right?
